Speeding enforcement crackdown in NC to target anyone going above posted limit

RALEIGH, N.C. -- How fast can you go on the highway without getting the attention of police? Anything under 10 miles per hour over the speed limit is okay, right?
Well, WTVD reported that the North Carolina Department of Transportation is ready to burst the bubble on the widely believed 9 mph cushion myth.
The governor's highway safety program is ramping up what's being called "Obey the Sign or Pay the Fine" speeding enforcement crackdown.
Apparently, there's a belief out there that if the speed limit is 65, officers or troopers won't pull you over if you're doing 1 to 9 miles per hour over the limit - a so-called buffer zone.
The DOT says that's not the case. Law enforcement says beginning Thursday, they'll target and ticket anyone driving above the posted speed limit.

Panelists at Wednesday’s North Carolina CCIM Charlotte market forecast event agreed it’s hard to tell when the development boom in Charlotte will end.

The three — Mark Vitner, managing director and senior economist at Wells Fargo; Louis Stephens, managing director at JLL; and Mike Ortlip, senior vice president at Grandbridge Real Estate Capital — say if the metro area were a baseball game, Charlotte is somewhere between the seventh and the ninth innings.

Mixed-use development was the biggest topic at Wednesday’s North Carolina CCIM Charlotte market forecast event.



But for the next six months, all factors point to continued growth — especially in the office and industrial sectors.

“When you think about how Charlotte is set up, the logistics are critical for us,” Ortlip said. 
“Highways, rail, the airport, anything we can do to facilitate growth and logistics is critical. The industrial market has really turned on in the last 18 months. Vacancy rates are tight, land is more expensive.

“I think industrial is the bright spot here in North Carolina,” Ortlip continued.

Stephens highlighted organic growth in the Charlotte office market, which he says is tightening — especially in uptown, where there are currently only seven office spaces available that are 50,000 square feet or larger.
“We are going to see a good 2016” for office, Stephens said. “We’ve set records for the past three years. Some deals are starting to fall out and pricing is at its peak.” But mixed-use development was the most-discussed sector of Charlotte real estate at Wednesday’s panel.

Report: Charlotte is a hot spot for residential real estate investment

Charlotte remains one of the nation's top markets for real estate investors, according to a new HomeVestors ranking published this week.

Dallas-based HomeVestors, a house-buying franchise, partnered with Cary-based Local Market Monitor to compile its quarterly report on top markets for real estate investing, identifying areas of the country that will have strong rental markets and where home prices are likely to rise over the next few years. The firms looked at which areas had a population growth rate above average, a current job growth rate of at least 2% and a low unemployment rate.

The Charlotte-Gastonia-Concord region ranked No. 6 in the firms' "Best Markets Top Ten List for Real Estate Investing for First Quarter 2016," which is up two spots from the fourth quarter of 2015. Atlanta landed at No. 5.

"Good job growth is driving prices higher in our markets, mainly in business services but also tourism (Orlando, San Antonio), finance (Charlotte, Dallas) and manufacturing (Grand Rapids),” said Ingo Winzer, president and founder of Local Market Monitor.

However, the report predicts that some of the top markets in states like Texas, Florida and California will be over-priced in a year and could present risk of a "boom and bust" in the future.

Energy-efficient lighting involves not just using better technology, but also minimizing the need for artificial lighting through daylight techniques. For example, incorporating skylights, solar tubes, and north-facing windows into the building design can illuminate the interior space without consuming electricity. Even just positioning spaces and furniture to maximize sunlight that enters the structure can help reduce energy consumption"...
